Development Services
Permits, zoning, inspections, and floodplain management — for residents, contractors, and developers.
Dooly County Development Services is the single office responsible for building permits, inspections, planning and zoning, floodplain management, and community compliance.
We work directly with homeowners, contractors, engineers, and developers — reviewing plans, issuing permits, verifying zoning, and inspecting work at every phase of construction.

Permitting questions
Do I need a permit?
Most new construction, additions, structural alterations, electrical, plumbing, mechanical work, mobile home placements, and accessory structures require a permit. When in doubt, call our office — we'll tell you in minutes.
How do I schedule an inspection?
Submit an inspection request through the CityReporter portal or by calling our office. Requests received before 3:30 PM are generally scheduled for the next business day.
What is my property's zoning?
Call or email our office with your parcel address or ID and we'll return a written zoning verification. Parcels can also be looked up through the county GIS.
Do I need floodplain approval?
Any development in a mapped Special Flood Hazard Area — including grading, filling, or structures — requires a floodplain development permit and, for structures, an Elevation Certificate.
How long does permitting take?
Straightforward residential permits are typically issued within a few business days of a complete submittal. Commercial and subdivision reviews vary based on scope.
How do I apply for a variance?
Variance applications are filed with our office and heard by the Board of Appeals. We'll walk you through submittal requirements, public notice, and hearing dates.
